A refined laneway home in the heart of Toronto, designed with enduring charm and lived-in elegance. Centered around a sunken living room and brick fireplace, this project blends old-world familiarity with modern restraint; offering a warm, light-filled sanctuary that quietly elevates the idea of rental living.
Marisa, a seasoned realtor and landlord, envisioned a laneway home that would defy convention, a property that felt more like a timeless residence than a typical rental. With over two decades of experience, she sought a space that embraced history, design integrity, and a sense of quiet permanence.
We approached the design with restraint and respect for context. The plan prioritized flow, warmth, and natural light through skylights, tall windows, and intuitive zoning. At its heart sits a sunken living room, a nostalgic gesture, grounded by a monolithic brick fireplace, evoking the familiarity of older Toronto homes.
Creating a space that felt rooted yet refreshed required a careful balance. We needed to honor tradition without feeling dated, and integrate modern comforts without erasing the character Marisa valued. Budget fluctuations in materials and labour also meant every choice had to serve both beauty and longevity.
We leaned into enduring materials and strong architectural gestures. Brick, wood, and light took centre stage, with an emphasis on layered textures and inviting scale. Each detail, from the trim profiles to the sightlines, was designed to feel considered, an elevated experience, without pretense.
